Architectural study

It is an architectural design based on the client's requirements, consisting of an ideal layout and the visual concept of the whole building. In our designs we focus on functionality and simplicity and place great emphasis on choosing the right materials.

Our architecture is best characterised by Nordic conceptual simplicity and honesty of materials.

Documentation for the building plan

The documentation defines the placement of the building on the plot and its relationship to the surrounding buildings and plots. It is usually based on an architectural study. The purpose of this project is to obtain a binding opinion on the placement of the building, issued by the Office for Spatial Planning and Construction of the Slovak Republic. The scope of the work depends on the complexity of the proposed building, its impact on its surroundings and the zoning plan of the municipality or zone where the building is to be built.

The building plan is a written and graphic presentation of the urban, architectural and basic structural design of the proposed building, including fire safety requirements for the building and its operation, its placement on the site, its connection to the transport infrastructure and to utility networks, changes to an existing building or its removal; it serves as the basis for the building plan procedure.

Documentation for the construction project

The documentation is used to obtain a binding opinion for the construction of the proposed building; it is based on an architectural study or the documentation for the building plan.

The project itself is based on the requirements of the Building Act, decrees, regulations and standards, on our experience and on consultations with experts in the field.

The documentation for the construction project often also includes designs of special technological equipment for buildings and commercial kitchen technology, which are likewise part of the complete design documentation.

Construction documentation

The documentation for construction (detailed design) is based directly on the building permit project or the documentation for the zoning decision, supplemented with detail solutions, schedules of structures and the building elements actually specified, as well as other details needed for the proper execution of the building.

The detailed design is an elaboration of the verified construction project for the purpose of carrying out the building works and is mandatory for designated buildings.

The most common form of a construction project is a comprehensive building permit project supplemented with detailed structural design.

Building renovations

If you decide to renovate your property, it will most likely involve building alterations, conversion, adding a storey or an extension to an existing building. The same legal rules apply as for new buildings, which in most cases end with the need for a building permit.

The renovation project is divided into demolition works and proposed works, and the documentation is based on a survey and drawing of the existing state. Creating the project is essentially the same as for a new building, but with limits already set by the original building.

At our design studio we specialise not only in architecture and interior design, but also in complete designs of commercial kitchen technology and kitchens for restaurants, cafés, hotels and catering businesses. We understand the specifics of the modern hospitality environment and know that a well-designed kitchen is key to efficient operation, safety and the satisfaction of your guests.

Exterior visualisations for the study

We can create a three-dimensional simulation of your future building and present it to you in graphic form. With an exterior visualisation of your future building you can imagine how it will look with individual materials, or how best to combine materials and colours.

3D models, virtual tours and animations

From drawings or our study we prepare an accurate 3D model of the building or interior – as a basis for visualisations, a virtual tour or an animation.

Would you like to walk around your house before it is built? That is exactly what virtual reality offers! You can visit your unbuilt house, walk around inside it and around it as well. It helps you understand the space better even though the walls have not been built yet, so you don't have to worry that the floor plan or the finished foundation slab doesn't offer enough living space. We often come across this — people look at the foundation slab and get worried that their house is somehow small.

We will prepare a fly-through animation of the space in which other objects move within the scene, such as cars, people, animals and trees. Such an animation is ideal for presenting a development project. Music and descriptive texts are added to the animation to provide more specific information about the project.

Construction supervision for simple buildings

Checking the method and progress of construction according to the approved design documentation and building permit, ongoing inspection of parts of the work before they are covered or become inaccessible, acceptance of completed work and checking that defects are remedied, checking the correct use of the specified materials, structures and works, checking the construction log
